About us

After 10 successful years with a large photo studio in Berlin, we moved to Königsacker near Ladelund in July 2017. After we found out that our customers also follow us from far away for a photo shoot, the idea was born to add an apartment in the second residential unit of our country home. Anyone who comes to us can book a photo shoot with professional makeup and hairstyling if he wants. The shoot can take place at the beach, outside in the beautiful nature, in our barn or very stylish in the apartment. Talk to us if you interested in that!

Rules

Dear guests,

our apartment shall feel like your second home. You should be able to feel comfortable and rest. We've put a lot of effort into setting it up and hope you find everything you need. The following house rules should be a help for a harmonious stay. We've also listed some rules that we hope will help you understand. By a proper treatment of the apartment you help us to offer you and other guests satisfactory premises in the future.

General

If you miss anything in the facility or if you need help, turn to us with confidence. All things that are in the apartment or in front of its entrance, may and should be used by the guests. Please handle all the equipment and inventory carefully and treat the property with care. Please make sure that your fellow travelers comply with the rental conditions.

Kitchen

Please handle with care the kitchen equipment and the technical equipment. Since a dirty kitchen does not please anyone, please only put dishes, pots and cutlery in the cabinets in clean and dry condition. Please do not place hot pots and other hot objects on the tables or countertop without coasters. Always use a cutting board as a base for cutting. Please leave the interior of the oven and microwave in a clean condition.

Damages

Nobody deliberately damages things, but it can happen to anyone that something breaks. We would be glad, if you inform us about the damage and we do not notice this after your departure at the final cleaning. To avoid damage, no furniture may be moved from one room to another without prior agreement. Bathroom towels and bath towels are not to be taken out of the apartment (for example, for use on the beach). The renter is liable for damages in the amount of the replacement cost.

Ventilate

To avoid mold, we kindly ask you to ventilate the rooms sufficiently, at least once a day for 5-10 minutes and especially after showering.

Duty of care

We ask our guests to treat the rental property with care and to ensure that fellow travelers and relatives comply with the rental conditions. The entrance door should basically be closed and locked when leaving the house by key. Likewise, all windows are to close when leaving the apartment to avoid possible damage from bad weather or burglary. The resources of water and electricity must be treated with care.

Waste

The waste is separated into residual waste, paper and yellow bin (plastic waste, metal). Corresponding containers are available on the property. Dustbins and cosmetic buckets in the bathroom please use only with garbage bags and dispose them closed in the residual waste bin. In the kitchen sink, the toilets, the sink and shower no waste, leftovers, harmful liquids or similar may be thrown or poured! Avoid anything that can lead to clogging of the pipes (no toiletries in the toilet).

Since we have a biological sewage treatment plant, no wet toilet tissues, facial tissues, baby towels, all-purpose cleaning cloths or similar may be disposed of in the toilet. Please simply dispose them in the residual waste. Thank you!

Cleaning

If a mishap happens to you (extreme dirt, liquids on the floor or work surfaces, etc.), we ask you to eliminate it immediately. We ask you to leave the apartment swept clean on departure and to return all used dishes clean in the closets.

Events

Party and other large gatherings are not allowed in this apartment. At each small-scale meeting, guests must adhere to the volume and visitor number rules.

Rest periods

In the sense of a good neighborhood, we ask you to drive your volume down during lunch, night between 22:00 and 7:00 o'clock and on Sundays rest.

Visitors

Additional overnight guests must be announced in advance (during the booking) and accepted by the landlord. Additional costs may be incurred.

Internet/WLAN

In the apartment wireless Internet access (WLAN) is available free of charge. Please ask us for the access code for guests. Using the Internet with your own WLAN-enabled device (notebook, PDA, smartphone, etc.) via the WLAN connection is free of charge for the renter. You use the Internet at your own risk, the landlord excludes any liability in connection with the Internet use of the guest. For the use of Internet access via WLAN, the WLAN user rules must also be taken into account. But please understand that we have to protect us against abuse with a signature on your part (must).

Smoker

Smoking is not allowed in the apartment. Please leave the apartment for smoking. Cigarette butts must be disposed of properly in the designated ashtray and may not be thrown on the property. Otherwise, a deduction will be made from the security. Full ashtrays are to be disposed of in a cold condition in the residual waste.

Pets

The bringing of pets is allowed after consultation with the landlords.

Parking

It can be parked directly in front of the apartment, other public parking spaces are located in the immediate vicinity. As far as you are provided with a parking space, this does not constitute a custody agreement. In case of loss or damage on the property parked or shunted vehicles and their contents, the landlord is not liable, except in case of intent or gross negligence.

House rules

For immediately necessary repairs or in the event of an accident, it may be essential that the landlord must enter the apartment without the knowledge of the guest.

Key

Please never give the keys out of hand. A loss of the keys must be reported immediately and the guest is liable up to the amount of the replacement cost.

Liability

The landlord is not liable for valuables of the guest (s).

Check-in and check-out

The check-in takes place as agreed upon. On the day of departure we ask our guests to vacate the apartment by no later than 11 am. When you leave the apartment it should look like you have found it.

Security deposit

When handing over the keys, a security deposit of 200 € must be paid in cash. This will be refunded on the day of departure in cash, provided that the rental property is returned without damage.
